Half a cup of water sitting in the bottom of your oil tank can shut your furnace down on the coldest night of February. Water is heavier than heating oil, so it sinks. It pools on the tank floor, quietly rusting the steel from the inside, feeding sludge, and waiting for a cold snap to freeze your fuel line solid. The good news? Checking for it takes about ten minutes, and getting it out usually costs a couple hundred dollars, not a couple thousand.

How Water Gets Into an Oil Tank
There’s no single culprit. In Southeast New Brunswick we see four main sources, and some tanks have more than one going at once.
Condensation is the big one. Every oil tank has air space above the fuel, and that air carries moisture. When the temperature swings, and around here it swings hard, that moisture condenses on the cold steel walls and dribbles down into the oil. The emptier the tank, the more air space, the more condensation. A tank left a quarter full through a humid Maritime summer is basically a water-making machine.
Outdoor tanks get it worst. They bake in the July sun, cool off overnight, and repeat that cycle for months. Coastal properties add fog and salt air on top of it.
Marc in Shediac learned this the expensive way. His outdoor 910-litre tank sat about a quarter full from April to October. When his burner started sputtering in the fall, we dipped the tank and the water-finding paste showed almost 4 centimetres of water on the bottom. Rain and snowmelt get in through bad caps. A cracked fill cap gasket, a missing vent cap, or a loose fitting gives rainwater a straight path into the tank. It doesn’t take much. Signs There’s Water in Your Oil Tank
Water doesn’t announce itself. It builds up for months or years, then shows up as one of these problems.
Your furnace sputters, short cycles, or locks out. When the water level rises high enough to reach the fuel pickup, it gets pulled toward the burner. Burners don’t burn water. You’ll get rough starts, weak flames, and eventually a reset button that won’t stay reset.
Trouble right after a fuel delivery. A fresh delivery stirs up everything sitting on the tank floor. If your furnace acts up within a day or two of a fill, suspect that water and sludge got churned into the pickup.

A frozen fuel line in winter. Heating oil doesn’t freeze at any temperature New Brunswick can throw at it. Water does. If your furnace dies on a bitter night and the line is blocked, there’s a decent chance you’re looking at an ice plug.
That’s exactly what happened to Diane in Riverview last January. It was minus 18, her furnace locked out at 5 a.m., and the house was down to 14 degrees by the time she called. How to Check for Water in Your Oil Tank
This is one of the few oil tank jobs a homeowner can safely do, and it’s cheap.
You’ll need water-finding paste, which costs about $15 to $25 at a plumbing supply store, and a clean wooden dowel or stick long enough to reach the bottom of the tank through the fill pipe.
Here’s the process:
- Remove the fill cap on top of the tank.
- Coat the bottom 10 centimetres of the stick with the paste.
- Lower the stick straight down until it touches the tank floor, hold it for about 30 seconds, then pull it out.
- Read the colour. The paste changes colour, usually to red or purple, wherever water touched it. The height of the colour change tells you how deep the water is.
A trace, meaning a few millimetres, is common and worth rechecking in a month. Anything over a centimetre needs to come out.
A few safety rules. Don’t open any fitting other than the fill cap. Don’t touch the drain valve or the fuel line connections, because a stuck or corroded valve can turn a check-up into a spill. Don’t smoke or use open flame anywhere near the tank. And if you smell oil strongly, see wet staining, or find sludge on the stick along with the water, stop there and get a professional in.

Getting Water Out of an Oil Tank
Once you know water’s in there, you’ve got a few options, and the right one depends on how much water you found and what shape the tank is in.
Professional pump-out. A technician pumps the water and loose sludge off the tank floor, either through the fill pipe with a suction wand or through the bottom drain if it’s in safe condition. This is the proper fix for anything more than a trace. The water comes out, gets disposed of legally, and the tech can tell you what the tank floor looks like while they’re at it.
Hand pumping small amounts. For a trace of water in an accessible tank, a small hand pump with tubing down the fill pipe can lift water off the bottom. It works, but it’s slow, messy, and easy to do badly. Remember that whatever you pull out is an oil and water mix, and you can’t pour it down a drain or onto the ground. It has to go to a hazardous waste depot.
Fuel treatments. Additive treatments disperse small amounts of water so it passes through the burner harmlessly. They’re fine as a follow-up after a pump-out, or for trace moisture. They are not a fix for a centimetre or more of standing water, no matter what the bottle says.
What never works: draining onto the ground. Opening the drain valve and letting it run out contaminates your own property, breaks environmental rules, and even a few litres of oily water can turn into a five-figure cleanup.

What Happens If You Leave the Water In
Steel tanks almost never rust through from the outside. They fail from the inside, at the bottom, in the one spot nobody can inspect. Water sitting on the tank floor is what does it.
It gets worse. The boundary layer where water meets oil is a perfect home for microbes that feed on the fuel. They multiply, die, and settle into a black acidic muck that speeds up the corrosion and clogs filters and nozzles. Prevention here is genuinely easy, and most of it costs nothing.
Keep the tank full through the off-season. A full tank has almost no air space, which means almost no condensation.
